Terms and Conditions

We are delighted that you are interested in applying for an apartment at Fredricksburg Apartments.

MONTHLY RENT

• Includes WATER, ELECTRICITY and GAS

• In Addition to Rent you only pay +$10/Month for Trash Removal and +$5/Month for Pest Control.

PLICATION FEE

• $50 (non-refundable) per adult over 18

REQUIREMENTS

• INCOME MUST BE AT LEAST 3 TIMES THE MONTHLY RENT

• NO EVICTIONS

• NO FELONIES

• 1 YEAR Continuous Employment with Current Employer

• Copy of Government Issued Photo ID

• Copy of 2 Consecutive Months Proof of Income (example: 4 pay stubs if paid biweekly, social security statement of benefit, etc)

MOVE IN

• $300 Admin Fee (non-refundable) AFTER Application is Approved

• First Month Full Rent

PARKING

• 1 assigned parking

• 2nd parking space can be rented for $35/month if space available

PETS

• We welcome ONE small cat or dog under 25 lbs per unit

• No Aggressive Breed

• Non Refundable Pet Fee = $250 Due at Move In

• $250 Pet Deposit (Refundable)

• $25/Month Pet Rent

OCCUPANCY

• Included Occupancy = 2 persons/bedroom, each additional person is $50/month/person additional rent

• Texas Property Code Section 92.010 states the maximum number of adults allowed to occupy a dwelling is 3 times the number of bedroom(s) in the dwelling.

KEYS

• You will receive 2 Keys for Front Entry Door & 1 Mailbox Key

• $5 for Entry Door Replacement

• $10 for Mailbox Key Replacement

INSUFFICIENT FUNDS

• You will be charged $35 if Your Payment is Returned for Insufficient Funds

The grounds for which a rental application may be denied include but not limited to:

• Failure to provide accurate or complete information on an application

• Insufficient current income

• Poor credit history

• Poor rental history
